FAQ

Pre-Handover (PCI) Inspections in Beveridge: common questions

When should the pre-handover inspection happen?

About a week before the builder asks you to sign off, so the list reaches them while there is still time to act on it.

Do you go into the roof space at handover?

Yes, where it can be entered safely. On Beveridge homes the roof space is where we have found disconnected and crimped ducts, cut sarking and exhaust fans never ducted outside.

Are leaking wastes really that common?

Common enough that we run every basin, sink and mixer by hand. A slow drip into a vanity base is easy to miss at handover and expensive to discover months later.

What if the facade is not the material on the plans?

We record it against the plans and selections. One Beveridge front had polystyrene foam where Hebel was specified, which is a contract matter for the builder to answer.

Can I hold back the final payment until items are fixed?

That depends on your contract terms. Our report gives you the documented list; your contract and, if needed, legal advice decide the payment question.

Can you return once repairs are claimed as done?

Yes. A reinspection before settlement checks each numbered item and records what is still open.

Is the report accepted by the Building and Plumbing Commission or VCAT?

We write it for the owner and the builder, nobody else. If a dispute goes to the BPC dispute resolution service or VCAT, an expert witness report is prepared separately to the tribunal practice note.

What does a Beveridge pre-handover inspection leave out?

Circuits are not energised and smoke alarms are not tested, as a licensed electrician covers them. Plumbing is not pressure tested, heating and cooling are not commissioned, appliances and garage door safety systems are not tested, and hidden or blocked areas are not inspected.
