Ventilation, damp and mould in a Beveridge rental
Bathrooms need ventilation and the house needs to be free of mould caused by the building. Exhausts that end in the roof and worn shower seals are the usual failures.
In short: Mould and ventilation standards catch both older and new Beveridge rentals: older homes through worn seals and grout, new ones through fans that were never ducted outside.
The standards
The property must be free of mould and damp caused by the building, and bathrooms, toilets, kitchens and laundries need ventilation.
Where it fails
Exhaust fans that vent into the roof space, worn grout and seals in showers, and leaks that swell vanity bases.
How we check
Visual inspection, moisture meter readings on stained or suspect areas and a look at where each exhaust discharges, where it can be seen safely.
Fixing it
Duct fans outside, regrout and reseal wet areas, and repair leaks before treating any mould.
