Buying a house in Beveridge: what to check
Beveridge resales are mostly Mandalay houses built from 2008, newer homes from the past few years and a smaller number of older township properties near Kelly Street. Each group fails differently. The older the house, the more the questions shift from builder workmanship to water, ventilation and maintenance.
Three kinds of house
Township homes on larger blocks, Mandalay homes from 2008 onwards, and recent builds still within their builder warranty period. Ask which one you are looking at before you read the report.
Exhausts and ventilation
Bathroom fans and rangehoods that discharge into the roof void are a common find in homes of this age. Moist air in the roof leads to mould and damp timbers.
Water at the slab edge
Condensate lines, relief valves and poor falls keep the ground wet beside the house, which matters for both movement and termites.
Pool barriers
Where there is a pool, a loose panel or a gate that will not self-close is a safety item. A registered pool inspector certifies compliance.
Time it to your contract
Book inside your cooling-off period or before auction, and leave room to ask questions after the report arrives.
